Every project starts with a free, detailed estimate. We present all available options before any work is authorized, and we don’t begin until you’ve made an informed decision.

Why San Jose Sewer Lines Fail Early

San Jose’s older neighborhoods were built with clay and Orangeburg pipe, a fiber-tar material now well past its service life and prone to cracking, collapse, and root penetration. Santa Clara County’s expansive clay soil compounds the problem: it swells and shrinks with seasonal moisture changes, placing continuous stress on rigid underground pipes. Seismic activity and gradual soil settling can offset pipe joints further, creating leaks and restricted flow even without a dramatic break.

Mature trees throughout San Jose neighborhoods add consistent root intrusion pressure to aging lines. Trenchless methods address all of these failure modes. Flexible HDPE pipe and cured epoxy liners tolerate minor ground movement better than rigid materials, making them well-suited to local soil and seismic conditions.

The Two Trenchless Methods We Use: CIPP Lining & Pipe Bursting

Before any repair begins, we use a sewer video camera inspection to identify the exact location, type, and severity of damage. That diagnosis determines which trenchless method is the right fit.

Cured-in-Place Pipe (CIPP) Lining
CIPP lining inserts a flexible epoxy-saturated liner into the damaged pipe. Once it cures, it forms a seamless, jointless new pipe inside the old one, eliminating the entry points roots use to infiltrate older pipe systems. This method works when the existing pipe retains its general shape and can hold a liner during installation.

Pipe Bursting
When a pipe has collapsed, bellied severely, or is structurally beyond lining, pipe bursting is the appropriate approach. A bursting head fractures the old pipe outward into the surrounding soil while simultaneously pulling new HDPE pipe into place along the same path. We dig only two small access holes at either end of the run rather than a continuous trench, preserving driveways, patios, and landscaping.

Trenchless sewer main replacement is especially practical when the line runs beneath a large area of concrete or hardscape where open excavation would cause significant damage.

Why San Jose Homeowners Trust CMS Plumbing for Sewer Work

CMS Plumbing holds PG&E Certified Dig Safely OQ Card Contractor status, a credential that demonstrates verified competency for safe underground utility work. For trenchless sewer repair, where precise excavation near gas and utility lines is part of the job, that certification matters. We back it with an in-house technician training program that keeps our team current on methods and equipment.
